Zoning Board to hear auto parts store petition Thursday

PORTSMOUTH, R.I. — The Portsmouth Zoning Board will hold a hearing Thursday on a special use permit, which, if approved, would result in the construction of a new 7,250 sq.-ft. auto parts store in Portsmouth. 

The hearing was previously postponed after its first hearing on April 20. However, looking at the Zoning Board agenda for Thursday’s meeting, residents might be unaware about the petition or hearing. 

The agenda for Thursday’s meeting reads as follows:

The agenda item to discuss the construction of an auto parts store is “2. Portsmouth RI Commercial, LLC, 3228 East Main Road (29-32).” 

Portsmouth RI Commercial LLC is requesting a special use permit to build a new 7,250 sq.-ft. structure adjacent to the Dollar General store, which is located at 3228 East Main Road. 

The previous agenda item from the meeting on April 20 read as follows: 

(C) A petition by Portsmouth RI Commercial, LLC (owner), 3228 East Main Road (29- 32) for a special use permit (Art V, Sec E.14, Art VII, Sec. G) to allow a new 7,250 sq ft retail business development. The proposed development is a modification to a previously approved plan (March 19, 2015) with a 6,000 sq ft retail building.

The proposed structure will house a new O’Reilly Auto Parts store.

Starting from a single store in 1957, O’Reilly Auto Parts now occupies 4,829 locations throughout the United States. The closest store to Portsmouth is located in Fall River, Mass. 

The special use permit would be a modification to a previous permit, which resulted in building the heavily contested Dollar General store. 

The request approved in March 2015 to build the Dollar General store came under heavy local opposition, which included the circulation of a petition throughout town.

The Zoning Board meeting will be held Thursday, May 18, at 7 p.m. at Town Hall, 2200 East Main Road. The meeting is open to the public. 

New building for Portsmouth Abbey School 

The zoning board will also hear a petition to construct a new “academic building” for the Portsmouth Abbey School, a request by the Order of St. Benedict. 

The agenda item reads as follows (spelling errors corrected from original document): 

A petition by Order of St. Benedict in Portsmouth, RI, 285 Cory’s Lane (32-2) requesting a special use permit (Art.V Sec. B.2) to expand the legally nonconforming use as a private school by constructing a new academic building. The proposed building would require a dimensional variance (Art. IV Sec. B) for building height. 

The location of the new academic building is unknown at this time.
